RENTING THROUGH PRESELI PROPERTY

Finding a home you love can be difficult when rental stock is so low. Here's our guide of what you can expect from the process:

Making enquiries

Most of our properties will now have a virtual tour, so you can take a good look inside before you even make contact with us! We aim to show you as much of the property as possible, so you can bypass any properties that just don't meet your needs.

Affordability and referencing

Once you've made contact with us, we will need to make sure that you will meet our referencing criteria. Like most letting agents, we use an affordability calculator which is based on your household income, but there are other ways to secure a property if you are retired, self employed or are in an unusual situation-just talk through your situation with one of our negotiators! When deciding if a property is right for you, consider other expenses which are not included in the rent to make sure you can manage the costs; council tax, energy bills, commuting costs will all add up.

It's also really important that you give us the correct information at this early stage- misleading or untruthful information can jeopardise any offer you make and could mean your holding deposit being retained, so best to get it right from the start.

Offer stage

Once you've viewed the perfect property, one of our negotiators will guide you through the process of making an offer. Make sure you fill out the forms in full and provide any information or requirements to make it even more perfect property for you! If the owner is happy to progress with your offer, then a holding deposit will be taken and the property removed from the market while referencing is carried out.

Signing contracts and move in!

Once the referencing is completed and your application is accepted, draft contracts will be drawn up for you to review before you sign. When you are happy, final copies will be sent out for signature and we will collect the agreed rent (usually a month minus the holding deposit) and the security deposit (usually £100 more than the monthly rent).

Final arrangements for key handover will be made on the specified move in day and you'll be ready to move in to your perfect Preseli home!
